What Does $750K Buy in Bend, Oregon Right Now? A Realtor Breakdown

Seven hundred and fifty thousand dollars used to be the number that quietly bought you a lot of house in Bend. It isn't anymore — but it also isn't a number that shuts you out of the market. It's the single most common buyer budget we're working with right now, and what it buys depends almost entirely on which part of town you're willing to be in and which tradeoffs you're willing to make.

Here's the honest picture of the $750K Bend market today, from the inside.

The short answer

At $750,000, you are generally looking at a three-bedroom, two-bath single-family home between roughly 1,600 and 2,200 square feet, on a standard lot, east of the Parkway, or a smaller, newer townhome closer to the Westside. True Westside single-family homes at this price exist but are rare and usually need work. 

That's the headline. The nuance is where it gets interesting.

What $750K buys on the Eastside

East of the Bend Parkway is where your dollar stretches furthest, and it's where most of our $750K buyers end up, often happily.

In neighborhoods like Pine Nursery, Stone Creek, Larkspur, and newer pockets of Southeast Bend near 27th Street, $750K commonly gets you a three- or four-bedroom home built in the last 10–15 years, with a two-car garage, a modest backyard, and finishes that don't need immediate updating. Floor plans at this price point are generally efficient rather than sprawling, but you're getting newer systems, better energy performance, and fewer surprises at inspection.

You're also getting easier access to newer schools, Pine Nursery Park, and a shorter drive to the airport, which matters more to our relocation clients than people expect.

What $750K buys on the Westside

The Westside is where buyers feel the squeeze. Classic Westside neighborhoods — NorthWest Crossing, Century West, River West, Summit West, Old Bend — have mostly priced past $750K for single-family homes in good condition.

 

What $750K can still do on the Westside:

 

  • A townhome or condo in or near NorthWest Crossing or the Old Mill District — often two to three bedrooms, newer construction, walk-to-everything location.

  • A smaller, older single-family home in Old Bend, SouthWest Bend, or on the fringes of the Westside that needs cosmetic updates but sits on a real lot in a real Westside neighborhood. These move quickly and usually take a strong offer.

  • A fixer in a desirable pocket — these come up a few times a year and get snapped up by buyers who want the land and the location and are willing to renovate.

 

If Westside is non-negotiable for you, we'll usually have a frank conversation about whether a townhome you love is a better long-term outcome than a single-family home you're stretching to afford.

What $750K buys outside the city limits

Some of our favorite $750K finds are not technically in Bend at all. Tumalo, the fringes of Deschutes River Woods, and parts of Redmond and Sisters can deliver larger lots, occasional acreage, and a real sense of space at this price point. You'll trade some commute and lose in-city walkability, but for buyers who want room, animals, or a shop — it's often the right answer.

What to watch for at this price

A few things we flag with clients in the $750K range:

  • HOA fees and rules — especially in newer Eastside subdivisions. They vary more than people assume.

  • Short-term rental rules and regulations — if you're considering any STR income, we check maps before you write an offer, not after.

  • Septic, well, and irrigation on anything outside the city water service area.

  • Inspection items specific to Central Oregon — roof condition after our winters, crawl space moisture, and the age of heating systems.

Is now a good time to buy at this price?

The $750K band in Bend is active. It's the price point with the deepest buyer pool, which means the nicer listings get attention fast — but it also means there's more inventory turning over than at the top of the market, so patient buyers do find good fits.
