Step 1 – Contact Us

We start with an initial conversation to understand your needs, dreams, goals, budget, and timeline. This helps us tailor the search to fit exactly what you’re looking for.

Step 2 – Get Pre-Approved

This is the most important step—it tells you your buying power and sets a realistic price range. We recommend reaching out to a few lenders (we have trusted contacts we can share) so you can choose who you want to work with.

Tip: Start early! Murphy’s Law says you’ll find “the one” on a Friday night or weekend when lenders are harder to reach.

Step 3 – Start the Search

We’ll set you up with a personalized MLS search and will send off market, or pre-list properties for you, and/or you can use your favorite home search app. Once you spot a home you like, we’ll schedule showings so you can see it in person.

Step 4 – Make an Offer & Negotiate

When you find the right home, we’ll guide you through writing a competitive offer. We’ll consider factors like price, contingencies, closing date, seller concessions, and inspection timelines. The seller may accept, reject, or counter—we’ll strategize each step until we reach an agreement or decide to walk away.

Step 5 – Under Contract!

Once your offer is accepted, the home is officially under contract and can’t be sold to anyone else. Escrow opens, inspections are scheduled, timelines are sent, earnest money is deposited, and your lender starts processing your file (or, if paying cash, you’ll arrange your funds for closing). The first two weeks can be busy—lean on us for support.

Step 6 – Inspections & Due Diligence

We schedule inspections and review results together. There are always some issues—our focus is on major health, safety, and structural concerns. Once reports are in, we may negotiate repairs, price adjustments, or concessions. The seller still can’t sell to anyone else during this time.

Step 7 – Appraisal

After inspections are resolved, your lender orders the appraisal to confirm the home’s value. If it comes in lower, there may be an opportunity to renegotiate—but it’s all part of the give-and-take process.

Step 8 – Closing

As closing day approaches, we coordinate with escrow and your lender to finalize everything—sending your final funds, scheduling your signing appointment, setting up utilities, and doing a final walk-through if needed. Then it’s KEYS DAY—welcome to your new home!
