Redmond has changed. It's not the afterthought it might have been ten years ago. It has its own dining scene, a growing downtown, a new hospital, a busy regional airport, and neighborhoods that are genuinely nice places to live. And in the $500K–$600K range, you can buy a home there that would cost considerably more in Bend.

Here's what that range actually looks like in Redmond right now.

New construction and near-new homes

Some of the best value in this range comes from newer construction in Redmond's growing subdivisions, neighborhoods like Sego Estates, Maple Meadows, Hawley Estates, and Sunrise Meadows. In the $500K–$600K range, buyers in Eagle Crest can find single-family homes with resort amenities included, golf, pools, walking trails, that would be impossible to access at this price point in Bend's westside or downtown-adjacent neighborhoods.

If short-term rental income is part of your plan, Eagle Crest has an established STR history and a proven rental market, both worth understanding before you buy anywhere in Central Oregon.

The Bend comparison

For context: in Bend at $500K–$600K, buyers are typically looking at smaller square footage, older homes that may need updating, or condos and townhomes rather than single-family properties. Redmond gives you more house, more land, and more optionality, with a 20–25 minute drive to Bend's amenities.
