Selling Your Home in Bend This Summer? Here's What the Market Is Telling Us

If you've been thinking about selling your Bend home this summer, you're probably getting a lot of advice from a lot of directions. The market is strong. The market is soft. Interest rates are the problem. Inventory is the problem. Everyone has a take.

Here's ours, based on what we're actually seeing in Deschutes County right now, not what national headlines are saying.

Summer is real in Bend

Unlike many parts of the country, Bend's summer real estate season is genuinely distinct. Buyers who have been watching the market since January start making moves. Families on relocation timelines want to close before school starts. Out-of-state buyers who visited in July decide to act. The foot traffic is real, and well-priced homes that hit the market in June and July tend to move faster than those that sit through winter.

That seasonal tailwind is real. But it's not a free pass.

What the expired listings are telling us

One of the clearest market signals we track is the expired listing rate, homes that come to market and don't sell within their listing period. And right now, that number is elevated.

We've seen homes at every price point expire without finding a buyer: entry-level condos, mid-range single-family homes in established Bend neighborhoods, and multimillion-dollar properties in Pronghorn and Tetherow. What they have in common is usually one of two things: the price was wrong, or the presentation didn't match buyer expectations at that price.

The market is not broken. It's just honest. It has been for a while.

What buyers are doing right now

Buyers in 2026 are more patient than sellers sometimes expect. They've been watching interest rates. They've done their homework on price-per-square-foot. They compare every listing to its neighbors. And when something is priced at $700,000 that should be $650,000, they notice, and they wait.

The good news for sellers: when a home is priced well and shows well, buyers act quickly. We've seen multiple-offer situations on correctly priced homes in Bend's most desirable neighborhoods as recently as the past few weeks.

What to do before you list

The sellers who are doing well right now are the ones who do the prep work. That means:

•       Getting a realistic pre-list valuation, not an optimistic one, from agents who are actually in the market every week.

•       Addressing the deferred maintenance items that will show up in inspection anyway.

•       Investing in professional photography and, where appropriate, staging.

•       Timing the listing for a Wednesday or Thursday for maximum weekend showing traffic.

None of this is revolutionary. But the sellers who skip these steps are the ones generating the expired listing data we see every month.
