Relocating to Central Oregon? Here's What No One Tells You Before You Move

Every week, we work with buyers who are relocating to Central Oregon. From the Bay Area. From Portland. From Seattle, Phoenix, Denver, and plenty of places in between. Some have visited once. Some have never been. All of them have questions, but often not the ones that matter most.

We've been guiding relocation buyers for years, and here's what we'd tell a close friend who was making this move.

Bend and Redmond are different cities

Most relocation buyers come in thinking about "Bend" as a single destination. But the choice between Bend and Redmond, about 20 miles north, is one of the first meaningful decisions you'll make. Redmond offers significantly more purchasing power at every budget level, a quieter pace, and a strong sense of community that doesn't get enough credit.

Bend offers the brewery scene, the Old Mill District, the Deschutes River trail, the proximity to Mt. Bachelor, and a walkability that Redmond simply doesn't have yet. Both are excellent. But they're not interchangeable.

The season question is real

Bend winters are mild compared to much of the country, but they're not nothing. We get snow. Roads ice. The drive to Mt. Bachelor can be slow. And the dark, short days of December and January are something to factor in if you're coming from a sunnier climate.

The flip side: Central Oregon gets more than 300 days of sun per year. Summer is extraordinary. Fall is one of the best-kept secrets in the Pacific Northwest. If you're a four-seasons person, this place will reward you.

The housing market moves fast, until it doesn't

Relocation buyers sometimes arrive expecting either a frantic bidding-war market or a soft buyer's market. The truth in 2026 is more nuanced: well-priced, well-presented homes in the right neighborhoods still move quickly. But overpriced homes, even beautiful ones, sit. And some of them expire without selling.

The practical implication: come in with a clear sense of your priorities (schools, commute, lot size, walkability) and a realistic budget for this market. Don't fall in love with an overpriced listing and wait for it to drop. Work with someone who can show you what's coming before it's public.

Short-term rentals are complicated here

A lot of relocation buyers ask about short-term rental income, especially if they're buying a second home first and plan to move full-time later. The rules in Central Oregon vary significantly by location, and they've been changing. Some neighborhoods allow STRs. Many don't. Some resort communities have established programs; others are restricted.

We check STR maps and regulations before any offer goes in, because finding out afterward is a painful lesson we want to save you from.

The people here are why people stay

This sounds like a cliche, but it isn't: Central Oregon has an unusually high concentration of people who chose to be here. That shapes the community in ways that are hard to quantify but easy to feel once you arrive. Neighbors are active. Community events are well-attended. The outdoor culture creates genuine connection.

Bend's summer season includes everything from the Cascade Festival of Music to farmers markets to concerts at Hayden Homes Amphitheater. There is always something happening for people who want it, and plenty of quiet for those who don't.
