Central Oregon has no shortage of gorgeous places to plant roots, but two resort communities tend to come up again and again with our clients who want something a little different from a standard neighborhood: Eagle Crest in Redmond and Caldera Springs near Sunriver.

Both offer resort amenities, vacation-friendly design, and a sense of place that regular subdivisions rarely deliver. But they attract very different buyers, have meaningfully different price points, and feel completely distinct once you're actually there. Here's our honest comparison.

Eagle Crest: Redmond's accessible resort lifestyle

Eagle Crest is a master-planned resort community in Redmond, sitting along the rimrock and high desert terrain about 20 minutes north of downtown Bend. It spans several distinct areas, Cinnamon Teal, Cliff Swallow, Condor Drive, Desert Sky Loop, Rockside Court, each with its own feel.

What you'll find at Eagle Crest: golf, tennis, pools, walking paths, and a strong vacation rental history. The price range is wide, from condos and townhomes in the low-to-mid $400,000s to larger single-family homes at $1 million and above. That accessibility is part of what makes it popular.

Eagle Crest tends to attract buyers who want resort feel without resort pricing, investors looking for short-term rental income potential, and retirees or second-home buyers who want a low-maintenance lifestyle in Central Oregon without committing to Bend's price tags.

The tradeoff: you're in Redmond, not Bend. For buyers who want to be steps from Bend's dining, brewery scene, and Old Mill District, Eagle Crest requires a drive.

Caldera Springs: High-end resort living near Sunriver

Caldera Springs is a private, gated community near Sunriver, about 15 miles south of Bend. It sits along the Deschutes River within a forested setting and is built around the idea of architectural harmony with the landscape, think Craftsman-style homes, walking trails through old-growth pines, and a private lake.

Price points here are considerably higher. Homes in Caldera Springs have recently listed anywhere from $1.7 million to over $3 million, with some custom builds pushing higher. You're buying into a specific aesthetic and a specific community ethos, one centered on nature, design, and curated quiet.

Caldera Springs tends to draw second-home buyers from the Bay Area, Portland, and Seattle, buyers with higher budgets who want a true retreat, and those who value STR income but want a luxury product to match.

The tradeoff: Caldera Springs HOA fees are significant, and the community rules are specific. You'll want to understand exactly what you're buying into before you fall in love with a floorplan.

How to choose

The honest answer is that these communities serve different needs. If you're working with a budget in the $500,000–$900,000 range and want resort amenities with income potential, Eagle Crest is worth serious attention. If you're looking for a high-end second home with exceptional design standards and a true retreat feel, Caldera Springs is worth the premium.
