First, the lifestyle

Bend is a town of about a hundred thousand people that lives like a much smaller one and plays like a much bigger one. The rhythm here is built around being outside: trail runs before work, river floats after, skiing at Mount Bachelor in winter, and a downtown full of breweries and restaurants for when you come back in. It draws a lot of remote workers and relocating families precisely because you can build a serious career and a serious outdoor life in the same day.

The high desert climate surprises newcomers in a good way. Roughly three hundred sunny days a year, four real but manageable seasons, cold clear winters with snow that comes and goes, and dry warm summers. It is not the rainy Oregon of the coast and valley; it is its own thing, east of the Cascades.

Getting to know the neighborhoods

Bend is really a collection of distinct neighborhoods, and finding your fit is most of the work of a good move. A few of the ones newcomers ask about most:

Northwest Crossing: the walkable, master-planned west-side favorite, with a farmers market, shops, and a strong community feel. Popular and priced accordingly.
Old Bend: historic charm near downtown and the river, character homes, and unbeatable walkability to the heart of town.
The east side and southeast Bend: some of the area's better value and newer construction, popular with first-time buyers and growing families.
Broken Top and Tetherow: the golf-course and luxury end, with views, amenities, and prices to match.

And do not forget that Sisters and Redmond, each about twenty to twenty-five minutes out, offer their own lives entirely: Sisters for quiet and acreage, Redmond for value and the airport. Many people who arrive set on Bend end up happiest just outside it.

What to know before you search

A few honest things we tell everyone. First, Bend is not cheap; the median home price has been around $725,000, higher than much of Oregon, driven by limited supply and steady demand. Second, the market has a seasonal rhythm, with spring the most competitive and late summer and fall often friendlier to buyers. Third, if you are moving from out of state, the region's airport in Redmond, with direct flights to several western hubs, makes the logistics far easier than people expect.

The move itself
