The summer market has a rhythm most buyers miss. Here is what late summer actually looks like in Central Oregon.

There is a version of the Bend housing market you see in the spring: multiple offers, homes gone in a weekend, buyers writing letters to sellers hoping to stand out. That version is real, and it is exhausting. What most people do not realize is that it quietly changes by late summer, and August is often the sweet spot for buyers who know to look for it.

Here is what happens. From roughly February through early July, Bend is a seller's season. Demand is high, families are racing to close before the school year, and well-priced homes move fast. Recently, the median home in Bend has been selling around $725,000, and the best-priced listings have been going pending in under a month. Then the calendar turns.

The late-summer shift

Once August arrives, a chunk of the most urgent buyers step out of the market. The families who needed to be settled before the first day of school have already closed. The spring rush has burned off. Sellers who listed in June with high hopes are now looking at homes that have been sitting a few weeks longer than they expected, and some of them are ready to talk.

For a buyer, that combination is a gift. Less competition, more negotiating room, and sellers who are more motivated than they were sixty days earlier. You are far less likely to land in a bidding war in August than in May, and far more likely to have your inspection requests taken seriously.

What the numbers have been telling us

Bend home values have been essentially flat over the past year, which sounds boring until you realize what it means for a buyer: you are not chasing a runaway market anymore. Prices have stabilized, mortgage rates have settled into a fairly steady range in the mid-to-high 6 percent area, and inventory tends to be at its fullest in late summer and early fall. More homes to choose from, less pressure to decide in an afternoon.

None of this means prices are falling off a cliff. Bend's fundamentals have not changed: limited supply, steady demand from remote workers and relocating families, and a lifestyle people are willing to pay for. It simply means the leverage tilts a little more toward the buyer for a few weeks.

The same rhythm has a message for sellers, and it is not the discouraging one you might expect. Buyers who are shopping in August tend to be serious. They are not the tire-kickers of a busy spring open house; they are people who have a reason to move now. A well-prepared, well-priced home still sells, and it sells to someone who means it. The key word is priced. In a flat market, the homes that linger are almost always the ones that started too high.

The honest bottom line

There is no single perfect month to buy or sell a home, and anyone who tells you otherwise is selling something. But if you have been waiting on the sidelines through a frustrating spring, late summer in Bend is worth a serious look. The crowds thin, the pressure eases, and the right home has a way of showing up when you finally have room to breathe and consider it.
