When clients tell us they want to live on Bend's Westside, two neighborhoods come up more than any others: Awbrey Butte and NorthWest Crossing (locals call it NWX). They sit less than two miles apart, they're both desirable, and they both command a premium. But living in them feels completely different — and the right answer depends less on your budget than on how you actually want to spend your weekends.
Here's the honest comparison we give our clients.
Awbrey Butte is Bend's classic hilltop neighborhood. Think winding roads, mature pines, larger lots, and the kind of privacy where you might not see a neighbor for a week if you don't want to. Homes are set back from the street, driveways are long, and many of the properties have sweeping views — Cascade Mountains to the west, the city lights below, sometimes both. It skews a little older, a little quieter, and a lot more "settled."
NorthWest Crossing is the opposite energy in the best way. It's a master-planned, walkable neighborhood with a grid layout, front porches close to the sidewalk, bike paths threading through the middle, and a commercial core anchored by a Saturday farmers market, restaurants, a brewery, and a coffee shop you'll see your neighbors at every morning. Lots are smaller. Houses are closer together. And the whole neighborhood functions like a small town.
Put simply: Awbrey Butte is where you go home to unwind. NWX is where you walk to dinner.
Both neighborhoods sit at the upper end of the Bend market, but they aren't priced the same way.
Awbrey Butte tends to have a wider price range because the homes themselves vary more — from 1980s-era custom builds to brand-new modern estates. Entry points for a livable home typically start in the high $900s, with true luxury homes (view lots, 4,000+ sqft, newer builds) reaching well into the $3M+ range.
NorthWest Crossing is more consistent because the neighborhood was planned and built out over roughly the last two decades. Expect a tighter spread, with most single-family homes currently trading between the low $1Ms and the mid-$2Ms, depending on size and location within the neighborhood.
If you're hunting for a true view property, Awbrey Butte almost always wins on both selection and drama. If you want new-ish construction, walkability, and a home that will be easy to resell, NWX has a stronger case.
A few questions we ask clients to sort out which one is really for them:
Do you want to walk to coffee and dinner, or drive? Walk → NWX. Drive → Awbrey Butte (it's still a five-minute drive to most Westside amenities, just not a walk).
How much outdoor space do you want? If you want a big lot, mature trees, and a garden you can sprawl into, Awbrey Butte. If a manageable yard sounds better, NWX.
Are you hosting big or hosting often? Awbrey Butte homes generally have more square footage and more buffer from neighbors — better for larger-scale entertaining. NWX is great for a casual patio night but not a 50-person backyard party.
What stage of life are you in? Awbrey Butte is heavier on empty nesters and established families. NWX pulls in a broader mix — young families, remote-working professionals, and downsizers who still want to be in the middle of things.
Neither one is "better" — they're just built for different lives. We've helped clients buy into both in the same year, and each walked away feeling like they got the neighborhood they actually wanted.
If you're weighing the two, the fastest way to decide is to spend a Saturday in each. Park at the NWX farmers market, walk the grid, grab coffee at Sparrow Bakery. Then drive up Archie Briggs into Awbrey Butte and cruise the streets at sunset when the Cascades are lit up. You'll know.
