Southwest Bend gives you the westside lifestyle at a slightly more accessible entry point, and with a different kind of feel.
Where NW Bend is connected and walkable, SW Bend is elevated and expansive. Homes here sit at higher elevation, surrounded by pine trees, canyon views, and direct access to some of Bend's best trail systems. Many neighborhoods back up to the Deschutes River and the national forest corridor.

Median home prices in SW Bend typically run about 25% above Bend's overall median, making it more accessible than the premium pockets of NW Bend while still delivering the westside experience.
Who SW Bend is for: Buyers who want more space, more pine trees, and a quieter setting, without giving up westside access to trails, the mountain, and the river. Golf community buyers gravitate here. So do families who want river access, established amenities, and newer construction — all without the NW Bend price premium.
