SW vs. NW Bend, Oregon: Which Side Is Right for You?


If you're moving to Bend, or moving within it, the westside is likely already on your radar.

The views. The trails. The proximity to Mt. Bachelor. The lifestyle.

But here's the question most people don't think to ask until they're deep into their home search: which westside?

Because SW Bend and NW Bend are not the same place. They feel different, live differently, and come with different price points. Here's how to tell them apart — and how to know which one fits you.


NW Bend: The Heart of It All

Northwest Bend is where Bend's identity lives.

This is the quadrant that draws people in, walkable streets, proximity to downtown, Drake Park, Mirror Pond, and the Deschutes River running right through it. It's the most connected part of the city, and it shows in both the energy and the price tag.

Neighborhoods include: Awbrey Butte, Summit West, River West, Northwest Crossing, Discovery West, Collier, Talline, and Old Bend.

Each has its own personality:

  • Old Bend is historic, charming, and diverse - bungalows and cottages sitting alongside larger historic homes, all within walking distance of downtown restaurants, galleries, and breweries.
  • Awbrey Butte sits elevated above the city with panoramic Cascade views, large lots, mature ponderosa pines, and custom estates typically ranging from $1M to $2.5M+. Privacy-forward, not walkable.
  • Northwest Crossing (NWX) is Bend's most celebrated planned community with its own commercial hub, farmers market, parks, direct trail access, and a tight-knit neighborhood feel. Homes typically range from $900K to $1.2M and up.
  • Discovery West is NW Bend's newest and most ambitious development - 245 acres just west of Northwest Crossing, built around walkability, sustainability, and community. Trails connect directly to Shevlin Park, three public schools sit adjacent to the neighborhood, and Discovery Corner Plaza brings dining and retail right into the heart of the community. Home types range from cottages and townhomes to custom estate lots.
  • Collier is a newer Pahlisch Homes signature community nestled beneath a canopy of ponderosa pines, with nearly every home backing to green space. Less than a mile from Northwest Crossing, it delivers a peaceful, private feel while keeping you close to all the westside action.
  • Talline is one of NW Bend's newest additions on the westside; a thoughtfully designed community by Structure Development NW featuring modern craftsman-style homes with quick access to trails, parks, and the amenities of Northwest Crossing.
  • River West blends residential living with easy access to shops, COCC, and the river corridor.

Who NW Bend is for: People who want to be close to the action. Walkability matters. Downtown access matters. Views, trails, and a strong sense of community matter. And they're willing to pay a premium for all of it.


SW Bend: More Space, Still Westside

Southwest Bend gives you the westside lifestyle at a slightly more accessible entry point, and with a different kind of feel.

Where NW Bend is connected and walkable, SW Bend is elevated and expansive. Homes here sit at higher elevation, surrounded by pine trees, canyon views, and direct access to some of Bend's best trail systems. Many neighborhoods back up to the Deschutes River and the national forest corridor.

Neighborhoods include: Century West, Southwest Bend, Southern Crossing, Broken Top, Tetherow, River Rim, Aspen Rim, and River Canyon Estates.

Key highlights:

  • Broken Top and Tetherow are Bend's signature golf resort communities, guard-gated, amenity-rich, and among the most desirable addresses in Central Oregon.
  • Century West and Summit West serve as the direct corridor to Mt. Bachelor, which means ski season access is unmatched, and summer trail access is equally strong.
  • River Rim is a master-planned community of 456 residential lots nestled off Brookswood Boulevard, backing up to the Deschutes River. Residents enjoy a five-acre wildlife park, multiple neighborhood parks with playgrounds, and walkable access to the Deschutes River Trail leading directly to the Old Mill District. A neighborhood grocery, coffee shop, and fitness gym sit right at the entrance.
  • Aspen Rim is a well-established community of 155 single-family homes tucked between Brookswood Boulevard and the Deschutes River. Built between 2006 and 2012, it centers around a community park with a pool, hot tub, playground, and covered pavilion. Residents enjoy direct access to the Deschutes River Trail and an easy route to both the Old Mill District and Century Drive toward Mt. Bachelor.
  • River Canyon Estates offers 357 homes positioned along the south rim of the Deschutes River Canyon and is one of SW Bend's most dramatic settings.   • Southern Crossing and surrounding areas offer newer construction, larger lots, and a quieter residential pace.
  • The Old Mill District — one of Bend's most vibrant dining and entertainment destinations — sits at the northern edge of SW Bend along the river.

Median home prices in SW Bend typically run about 25% above Bend's overall median, making it more accessible than the premium pockets of NW Bend while still delivering the westside experience.

Who SW Bend is for: Buyers who want more space, more pine trees, and a quieter setting, without giving up westside access to trails, the mountain, and the river. Golf community buyers gravitate here. So do families who want river access, established amenities, and newer construction — all without the NW Bend price premium.
